WIndows...

Windows are here and are going in. This time we decided to upgrade to a slightly higher grade of Schueco windows - and they look fantastic.

Zip taping, roof and stairs going in

We have been able to make good progress despite all the rain we've gotten out here lately. The ZIP sheathing has been completed and they have taped all the seams to make it 100% air- and water-tight.

This is from when they were in the process of applying the tape.

After a few days of rain, they began building up the roof and now the main house roof is almost complete. They can hopefully get the garage roof completed before the next rain comes in next week.


And today they also started installing the metal staircase structure - that means that hopefully we will be able to check out the upstairs pretty soon :-)

Framing complete - sheathing and roofing almost done

It's been a while since I have updated the blog, and there has been lots of progress. Framing has been completed and the Zip sheathing from Huber which is both airtight and acts as a water barrier has been added as well.

We have received signoff on the framing from both the structural engineer and the county and the next steps are to get the seams between the Zip panels taped and to get the foam-roof built up so that it's ready for the TPO membrane.








The pool company has been repairing and re-installing pipes and pool plumbing. Everything is holding pressure ok and the pool is ready to receive new coping and a new cover.







The foam for the roof was delivered today. Overall our roof assembly is R-64.

Steel and beams going in - first floor complete

Now we have had the structural steel and wooden beams installed. The framing of the first floor is complete and soon the crew will be installing joists and begin on the second floor.

We also had the new water tank and the filtration systems installed again. The well is up and running as well.








Framing - first floor

Framing has started for real and the crew has made tremendous progress on the first floor. We are really happy with the increased ceiling height on the first floor. The difference between 9' and 10' doesn't sound like a lot, but it makes the rooms look so much taller.

On the pictures you can also see the hazy conditions that were created by the smoke drifting into our area from the fires up in Butte county. The air quality was really bad for two weeks and we stayed mostly inside.








We also started on the pool cleanup process. Luckily the pool shell can be reused.

Plating

All the bottom plates have now been installed and we are ready for the wall framing to begin. The crew has also completed the prep for the linear drain under the concrete patio.

New concrete piers for deck - and lumber delivery.

Now the piers for the concrete patio and extension have been poured. Next step is to prep and install the drain that goes under the concrete deck. The concrete slab has also been patched in the few places in the garage where there were slight imperfections in the concrete surface.

We also had lumber delivered for the plates that need to be installed before the wall framing can start.
